Here’s what I’d tell a friend.
If we were talking at a backyard barbecue and you asked, “I think I need a new roof. What should I know?” here’s where I’d start.
Get an inspection first. Find out whether a repair makes sense or it’s time for a replacement.
Then get a few written quotes and compare them line by line. Same shingles? Same underlayment? Does the price include tear-off, flashing, ventilation, and cleanup? How is damaged roof decking handled?
Two quotes for the same house can cover very different work. You deserve to know exactly what you’re paying for.
Ask about the contractor’s experience, licensing, insurance, and local projects. Get the material and workmanship warranties in writing, including who stands behind each one.
And ask about financing if spreading out the cost would help. Review the interest rate, fees, and total repayment—not just the monthly payment—before deciding what works for you.
